Permitted development consultants successfully gained planning permission for this project in Warlingham. Adding a double height side extension and single story rear extension. This property is in the green belt so PDC had to keep inside the specific guidelines for the green belts planning laws. This property has benefited from the works carried out.
Sanderstead Project
Permitted development consultants successfully gained planning permission for this beautiful detached property in Sanderstead. The original house was a smaller 3 property in need of modernising. It hadn’t been touched since it was built in the 50’s. PDC successfully achieved planning for a full rear double height extension and loft conversion. This made the property a large 5 bedroom property.
The works carried out boosted the property value hugely.
The above project is a smaller back fill project that permitted development consultants successfully took through planning in Croydon. PDC were fundamental in the strategic land buying for this project and advised our clients over the 5 years it took to purchase the three front properties. We could then after all three were purchased divide of the rear gardens to form a plot with development potential. The plot was successful on the first application. The plot was then sold to developers. The developers have done a great job on these 2 semi detached houses and the also sold very quickly. Final value of plot when Fully built £1.3 million.
Permitted development consultants took this development through planning. The site started as a dilapidated Tyler barn used for agricultural purposes. We used Class Q Permitted Development rights to gain change of use to 3 residential units. The units had to be within the structure of the existing building, so single story 3 bed dwellings. Gaining this change of use increased the value of the property significantly.
PDC then used this change of use Permission to gain full planning, The full planning we successfully achieved was for the properties pictured. These properties in our opinion are stunningly designed and have really made the most of the unique features of the site with the views and rural position.
4 bedroom, later changing to 5 bedroom 4 ensuite bathrooms, study and living areas we also managed to put a double fronted oak car port to each property.
This sites value when finished is £4.5million a huge uplift from the original sites form.
